If you’ve been thinking about selling your home but didn’t get it on the market this spring or summer, you may be wondering if you missed your window.
Should you list in October, or would you be better off waiting until spring?
The good news is that there isn’t one “right” month to sell a house, especially here in Montgomery County. While spring traditionally gets a lot of attention in real estate, fall can still be a good time to sell. The bigger question is whether selling now makes sense for your home, your timeline, and the current local market.
Let’s look at what Montgomery County homeowners should consider before deciding whether to list this fall or wait.
What Does the Housing Market Look Like This Fall?
Before deciding whether to sell this October, it helps to know what kind of market you’d be listing into.
Across Texas, homes have generally been taking longer to sell in 2026 than they did a year ago, and buyers have more room to be selective. Price reductions have also remained common, which tells us that sellers need to pay close attention to what buyers are actually willing to pay.
But statewide numbers only tell us so much.
Current Montgomery County Housing Market Conditions
According to Realtor.com’s September 2026 data, Montgomery County had 13,698 homes for sale, up about 5% from last year. Homes spent a median of 52 days on the market and sold for about 98% of their asking price on average.
Realtor.com currently considers Montgomery County a buyer’s market, meaning there are more homes available than buyer demand. For sellers, that makes realistic pricing and understanding your competition especially important.

But Montgomery County isn’t one single real estate market. What’s happening in Montgomery can look different from Conroe, Willis, Magnolia, or The Woodlands. Your neighborhood, price point, property type, and the number of comparable homes currently for sale can all affect how quickly your home sells and what buyers are willing to offer.
That’s why I wouldn’t make a decision about selling this fall based on a countywide housing headline alone. We need to look at what is happening around your home first.
Is Fall a Good Time to Sell a House in Montgomery County?
It can be. While spring typically gets more attention from buyers and sellers, there are a few reasons listing in October could work in your favor.
You May Have Less Competition From Other Sellers
As we move away from the busy spring and summer selling seasons, fewer new listings typically come onto the market.
That can give a well-priced, well-presented home an opportunity to stand out.
Yes, waiting until spring could put your home in front of more buyers. But it could also mean listing alongside more homeowners who had the exact same idea.
Before deciding to wait, I’d want to look at how many homes similar to yours are currently competing for buyers in your neighborhood.
Buyers Don’t Stop Moving Just Because Summer Is Over
Families may prefer to move during summer when school is out, but people buy homes for all kinds of reasons that have nothing to do with the school calendar.
Jobs change. Families grow. People relocate. Renters decide they’re ready to buy. Homeowners realize they need more space, less space, or simply something different.
That means there are still buyers looking for homes in October.
The number of buyers may be smaller than during peak season, but your home doesn’t need every buyer in Montgomery County. It needs to reach the right ones.
You May Have More Options When Buying Your Next Home
If selling your home also means buying another one, fall market conditions can work both ways.
More inventory can give you more homes to choose from when it’s your turn to buy, and a less competitive market may give you more room to negotiate than you’d have during a busy spring market.
So, while you may have to be a little more flexible as a seller, you could benefit from those same conditions when purchasing your next home. Looking at both transactions together can give you a much better idea of whether moving this fall makes sense.
What to Know About Selling a House in Fall in Montgomery County
There are advantages to selling in the fall, but I also don’t want to pretend the season doesn’t come with some tradeoffs.
Buyers have options right now, and they’re paying attention to price.
Realtor.com identified late September into early October as one of the most favorable times for buyers nationally in 2026, when buyers could benefit from more inventory, less competition, and a slower market pace.
That makes your pricing strategy especially important.
This probably isn’t the time to choose a price based on what you hope your home is worth and plan to “see what happens.” An overpriced home can sit while buyers compare it with other options, and lowering the price later doesn’t necessarily give you back that initial attention.
That doesn’t mean you need to price your home low. It means you need to price it accurately based on current comparable sales, active competition, your home’s condition and upgrades, and what buyers are actually responding to in your area.
I break that process down further in How to Price Your Home to Sell in Montgomery County, TX’s Current Market.
You’ll also want to think realistically about your timeline. A fall sale can run into Thanksgiving, Christmas, school schedules, and travel plans. For some homeowners, that’s no big deal. For others, waiting until after the holidays may make life considerably easier.
You’ll also want to think realistically about your timeline. A fall sale can run into Thanksgiving, Christmas, school schedules, and travel plans. For some homeowners, that’s no big deal. For others, especially if you’re selling your home while you’re still living in it, waiting until after the holidays may make life considerably easier.
The Best Time to Sell a House in Texas Depends on More Than the Season
Spring may look better on paper. October may make more sense for you.
That’s why I don’t think the best time to sell a house in Texas can be narrowed down to one month (or season) on the calendar.
If your home is ready, there are buyers looking for a property like yours, and selling now makes sense for your next move, you don’t necessarily need to wait six months just because you’ve heard spring is the “best” time to sell.
On the other hand, if your home needs work, it may be worth figuring out which renovations are actually worth making before you sell before putting it on the market. If your neighborhood already has a lot of similar homes sitting for sale, or selling during the holidays would put unnecessary pressure on your family and/or finances, waiting could also make sense.
If you’re debating whether to list this October or wait until spring, I’m happy to look at what homes like yours are actually doing in your part of Montgomery County.
