New Home Communities in Montgomery, TX: Where to Look in 2027

new home communities in montgomery, tx where to look in 2027

If you’re searching for new construction homes in Montgomery, TX, you have more options than you may realize. Several new communities are taking shape across this part of Montgomery County, ranging from neighborhoods with homes starting in the $200s to larger master-planned developments with custom homes, extensive amenities, and prices reaching $1 million and beyond.

But choosing a new construction home involves more than finding a floor plan you love.

The builder, homesite, HOA fees, tax rate, amenities, school zoning, location, and future plans for the community can all affect what it is actually like to own the home.

If Montgomery is on your radar, here are five new home communities worth knowing about and what buyers should consider before scheduling those model home tours.

5 New Home Communities in Montgomery, TX to Explore

All five of the communities we’re exploring are zoned to Montgomery ISD, although the specific elementary, junior high, and high school assignments vary by neighborhood. School attendance zones can change as the area grows, so always verify the schools assigned to a specific address before you buy.

Oak Hills Montgomery

Located on Keenan Cut Off Road, Oak Hills Montgomery is one of the newer options for buyers looking for more attainable new construction in Montgomery.

The community is divided into Oak Hills Montgomery North and South and is planned with green spaces, a neighborhood park, gathering areas, and a pond. One of its most distinctive features is its location next to Oak Hills Junior High and across from Keenan Elementary, giving residents pedestrian access to both schools.

What buyers should know about Oak Hills Montgomery:

  • Builders: Smith Douglas Homes in Oak Hills North, with Colina Homes and Brohn Homes in Oak Hills South.
  • Home prices: Each builder offers its own floor plans and pricing. As of September 2026, Smith Douglas lists homes starting in the mid-$200s, Brohn Homes advertises homes from the $220s, and Colina Homes lists homesites starting at the high-$260s.
  • Homesites: Buyers can find both 40- and 50-foot homesites, with one- and two-story floor plans available depending on the builder.
  • Schools: Keenan Elementary, Oak Hills Junior High, and Lake Creek High School.
  • Amenities: Green spaces, a pond, gathering areas, trails, and a neighborhood park.
  • HOA: Current Oak Hills Montgomery North listings show annual HOA dues of approximately $650.
  • Tax rate: Current 2026 listings show a tax rate of approximately 2.85%.
  • Location: Oak Hills is positioned off Keenan Cut Off Road with access to FM 2854, FM 1488, and Fish Creek Thoroughfare. Buyers are also within driving distance of Lake Conroe, Historic Downtown Montgomery, and the shopping, dining, and entertainment options found along FM 1488 and toward The Woodlands.

With three builders involved, don’t compare Oak Hills homes on base price alone. Floor plans, included features, upgrades, builder incentives, and the homesite itself can all affect what you’re actually getting for your money.

If you’re looking for a new home community with larger lots, Briarley takes a different approach. This new Montgomery community is located behind Montgomery High School off Lone Star Parkway and offers 60-, 70-, and 80-foot homesites.

Briarley is also just about 10 minutes from Lake Conroe, combining a quieter setting with relatively easy access to many of the places Montgomery residents already shop, dine, and spend their free time. Buyers don’t necessarily have to start from scratch, either. With available homesites and move-in ready homes from multiple builders, there are options whether you want to choose your home from the ground up or shorten the wait for new construction.

What buyers should know about Briarley:

If lot size is important to you, Briarley is one to compare closely with Montgomery’s other new communities. The larger homesites create options for buyers who want more space without giving up the amenities of a planned community.

Two Step Farm

Two Step Farm is one of the largest new developments taking shape in Montgomery County. Located off FM 1488 and Fish Creek Thoroughfare just north of The Woodlands, the approximately 2,000-acre community is planned for more than 4,000 homes at buildout.

Two Step Farm isn’t your typical new home community, and some of the details make that clear before you even get to the amenities. Every new home is prepped for backup power from day one, with options like a Generac Home Standby Generator or PWRcell Solar + Battery Storage System. Buyers can even choose to roll the system into their mortgage.

The homes themselves are designed to bring more variety to the neighborhood, too. Two Step Farm’s nine hand-selected builders offer a wide range of architecture styles, with homes currently priced from the mid-$300s to more than $1 million. Townhomes are also coming soon.

What buyers should know about Two Step Farm:

  • Builders: Current builders include Autograph Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, DSLD Homes, Highland Homes, Partners in Building, Perry Homes, and Pulte Homes. A 55+ community called Trilogy at Two Step Farm and other builders are expected to join the community in early 2027.
  • Home prices: New homes currently range from the mid-$300s to $1 million+, with pricing and available floor plans varying significantly by builder.
  • Home options: Buyers can choose from a wide range of home sizes, homesites, architectural styles, and builders. Townhomes are also planned for the community.
  • Schools: Keenan Elementary, Oak Hills Junior High, and Lake Creek High School.
  • Amenities: Two Step Farm’s “agrihood” concept includes The Grazery café, Two Step Hall, a goat barn, community garden, trails, preserved green space, and community programming. A neighborhood pool and pond are planned to open in spring 2027.
  • HOA: Annual HOA dues are $1,260 as of August 2026.
  • Tax rate: Two Step Farm is located within a MUD, with an estimated combined tax rate of 3.0699%.
  • Location: Two Step Farm is located near FM 1488 and Fish Creek Thoroughfare, north of The Woodlands, with access to Montgomery, Magnolia, Conroe, and The Woodlands as well as shopping and dining along the FM 1488 corridor.

With this many builders, home styles, price points, and even a future 55+ option in one community, Two Step Farm gives buyers a lot to compare. Don’t assume two homes here will offer the same experience simply because they share a neighborhood. Look closely at the builder, homesite, included features, incentives, and total monthly cost when narrowing down your options.

Copia Pines offers another option for buyers looking for new construction in Montgomery without the scale of a massive master-planned development. Beazer Homes is currently building the community with both 45- and 50-foot homesite collections.

The neighborhood is surrounded by tall pines and incorporates a lake and trails, while Lake Conroe and Sam Houston National Forest are only minutes away.

What buyers should know about Copia Pines:

  • Builder: Beazer Homes is currently building both the 45- and 50-foot collections.
  • Home prices: Beazer currently advertises Copia Pines starting at $299,990, with individual pricing varying by floor plan, homesite, upgrades, and whether the home is already under construction.
  • Home options: Buyers can choose between 45- and 50-foot homesites, with homes ranging from approximately 1,512 to 3,177 square feet and three to four bedrooms. Both one- and two-story plans are available.
  • Schools: Keenan Elementary, Oak Hills Junior High, and Lake Creek High School.
  • Amenities: A community lake, walking trails, fishing, and outdoor spaces complement the natural wooded setting.
  • HOA: Copia Pines has an established homeowners association. Buyers should confirm the current assessment and fees for their particular property as part of their contract and HOA-document review.
  • Tax rate: Current new-construction information reports an estimated total tax rate of approximately 2.85%.
  • Location: Copia Pines is convenient to Lake Conroe and Sam Houston National Forest, while still providing access to shopping, dining, schools, and everyday services throughout Montgomery.

Another feature worth comparing here is energy efficiency. Beazer builds Copia Pines homes with energy-efficient features, including spray-foam insulation, and its current homes come solar-ready with a standard 220V outlet for future EV charging.

Homeplace

Homeplace is the newest community on this list, and buyers won’t be able to purchase a home here just yet. The area’s newest master-planned community is being developed on land that has been owned by Montgomery’s well-known Randall family for generations, with the first homes expected to become available in 2027.

What really sets Homeplace apart is its focus on outdoor connectivity. Rather than simply adding trails as an amenity, the approximately 2,100-acre community is being designed around an extensive network of bike lanes, paved paths, hiking trails, and mountain biking trails connecting homes, schools, and future amenities.

What buyers should know about Homeplace:

  • Builders: Homebuilders have not yet been announced. The first phase is expected to include approximately 330 homesites, with initial lots expected to be ready in August 2027.
  • Home prices: Homes are expected to range from approximately $300,000 to more than $1 million, although actual builder pricing and floor plans have not yet been released.
  • Home options: The first phase is expected to offer homesites ranging from approximately 40 to 80 feet wide. At full buildout, Homeplace is planned to include approximately 4,500 homes.
  • Schools: Creekside Elementary and Lake Creek High School in Montgomery ISD are already located in the area.
  • Amenities: Plans include 17 miles of dedicated bike lanes, paved paths, hiking and mountain biking trails, and more than 100 potential cycling routes. A future 43-acre amenity complex called The Hub is planned to include swimming pools, sports fields, a fitness center, playground, dog park, and bike pump track.
  • HOA: HOA dues have not yet been publicly announced.
  • Tax rate: A final tax rate for future Homeplace homes has not yet been published.
  • Location: Homeplace is being developed along Highway 105 near Lake Creek High School, between FM 149 and FM 2854. The community is about five minutes from Lake Conroe, with access to Historic Downtown Montgomery and the Highway 105 corridor.

Homeplace is still early enough in development that some of the biggest details buyers will eventually want to compare, including builders, floor plans, HOA dues, tax rates, and final pricing, aren’t available yet. But for buyers planning a future move to Montgomery, this is definitely one to watch as the first phase gets closer to 2027.

How to Compare New Construction Communities in Montgomery, TX

Touring model homes is the fun part. Comparing what you’re actually buying takes a little more work.

If you’re considering new construction in Montgomery, don’t stop at the advertised starting price. Before choosing a community or builder, look at:

  • Location (of course): Think about your everyday routine, not just the distance to work. How close will you be to schools, grocery stores, restaurants, medical care, major roads, and the places you visit most? A community can have everything you want inside the neighborhood and still be the wrong fit if getting everywhere else becomes a hassle.
  • Property tax rate: Especially whether the property is located within a MUD and how that affects the total tax rate.
  • HOA dues: Find out the current annual assessment and what it covers.
  • Homesite: Compare lot width, lot premiums, orientation, drainage, easements, neighboring lots, and what may eventually be built behind or around you.
  • Builder incentives: Closing-cost credits, rate buydowns, design-center allowances, and quick move-in discounts can change frequently.
  • Standard features vs. upgrades: The model home is designed to show off the builder. Ask which finishes you see are actually included in the advertised base price.
  • Community plans: Look at the master plan, not just the streets that exist today. Future phases, roads, schools, amenities, commercial development, and neighboring homes can change the experience of living there.
  • School zoning: Verify the schools assigned to the specific property rather than assuming every home with a Montgomery address attends the same schools.
  • Monthly payment: Compare taxes, homeowners insurance, HOA dues, interest rate, and any other recurring costs along with principal and interest.

This is also where comparing communities side by side becomes much more useful than visiting one model home and falling in love with the kitchen.

Do You Need a Realtor When Buying New Construction Homes in Montgomery, TX?

You don’t have to use a Realtor to buy a new construction home, but having your own representation can be especially valuable when you’re comparing builders and communities. We’ve covered why you need a Realtor when buying new construction in more detail before, but one of the biggest things to remember is simple: the sales representative in the model home works for the builder. Your Realtor works for you.

A licensed professional that specializes in the local market can help you look beyond the model home’s finishes and compare the details that may have a much bigger impact on your purchase, including builder contracts, incentives, lot premiums, HOA fees, tax rates, upgrade costs, timelines, and what is actually included in the base price. If this is your first time considering a brand-new home, there are also a few important things to know before buying new construction that differ from buying an existing home.

A local Realtor can also help you compare communities as a whole. Maybe one builder is offering a great incentive, but another community has a lower tax rate. Maybe you can get a larger home for the same price in one neighborhood, but another puts you closer to the schools, commute, or amenities that matter most to you. Those are the kinds of tradeoffs that aren’t always obvious when you’re touring model homes one at a time.

If you want your own Realtor involved, it’s a good idea to connect with them before you visit a builder or model home for the first time. Builder policies for Realtor registration and representation can vary, and getting your agent involved from the beginning helps make sure they can represent you throughout the process.
